Do you own a rental property, or have a portfolio of properties that you rent out, but find the monthly management and invoicing is taking up too much of your time?

QG Realty has a management department that deals with the management of individual landlord rental properties. Quentin Goldschagg personally heads this department and handles the rental management.

QG realty offers two competitive options when it comes to the management of your rental properties.

Rental Collection

The most important part of any rental is getting the rent paid on time. Over my years of experience I have found that tenants tend to be a bit more punctual with their payments when they know they have to pay the rental agency direct. QG Realty makes use of the TPN (Rental Credit Bureau) software for all rental collections. This means the tenants payments are recorded on their payment profile, and it affects their credit rating. Should a rental not be received by the 3rd of the month TPN automatically sends a text message to the tenant stating that their credit record will be negatively affected.

For a set monthly fee of R 600 (plus VAT) per property, I will handle the rental collection on your behalf. This includes:

  • Opening a TPN account for the tenant and Landlord and sending each party a welcome letter.
  • Invoicing the tenant each month the rental plus any utilities. This is normally done by no later than the 25th of each month. Dependant on when the properties utility accounts are sent through.
  • Making sure the tenant pays their rent by no later than the 1st of each month
  • Following up if there are any late payments. TPN will automatically SMS the tenant if they have not paid by the 3rd advising them that their credit rating will be negatively affected
  • Should tenants not pay, I will send CPA approved Final demand Letters, cancellation letters and assist the landlord with the correct procedure should the need for Eviction ever arise.
  • Providing a Tax Report at year end

I always make sure that the rent less fee is paid to the landlord as soon as it reflects in the company account. I normally effect payments from the 28th of each month. The only time there will be a delay is if the tenant pays late or if month end falls over a week end or public holiday.

Full Property Management

Should you wish to take the hassle out of managing your property, QG Realty will handle this for you. I have a great team of handyman, electricians and plumbers that have been working with QG Realty for many years.

The fee structure for managed properties is as follows:

  • Rentals of R0 - R7999 = R 600 (plus VAT) per month
  • Rentals of R7999 - R14 999.00= 8% (plus VAT) of monthly rent
  • Rentals of R 15 000.00 - R 19 999.00 = 7% (plus VAT) of monthly rentals
  • Rental over R 20 000 = 6% (plus VAT) of monthly rentals

Here I will attend to the following on your behalf:

  • Full Rental collection
  • Pay utility accounts on your behalf from the rental received.
  • Full property inspections at agreed intervals during the lease
  • Handle any repairs or maintenance on the property that may be required. Over an agreed amount all quotes will be approved by the landlord.
  • All correspondence from Body Corporates and municipal offices re-laid to Tenant and landlord
  • Sending full statements at intervals agreed upon by managing agent and Landlord
  • Providing a tax report at year end
